Non-profits have important work to do but they can’t do everything. That’s where Propeller comes in to help handle a wide array of real estate planning and consulting services.
We explore each organization’s needs in terms of space, finances, personnel and administration in crafting a plan to achieve important goals for creating or expanding space.
LEASE AND PURCHASE BROKERAGE
Propeller is a licensed Real Estate Broker that takes its practice outside the usual limits. Propeller’s advocacy ensures that non-profits get the most advantageous outcomes from lease/purchase negotiations, even with limited resources.
PROJECT MANAGEMENT
From start to finish, Propeller manages every little aspect of a real estate project so that our clients can fulfill their missions and run their day-to-day operations most effectively.
For instance, Propeller estimates costs, makes financial projections. Next, Propeller puts together the team that will execute the project, indentifying and negotiating the hiring of architects, contractors and consultants. Propeller manages the project team and keeps them all on schedule. Staying on time and on budget for our clients are Propeller’s chief management goals. Where necessary, Propeller’s can also help identify financial resources that will fit the funding needs of its clients.
COMPENSATION STRUCTURE
Propeller’s compensation is tailored to each project, depending on the role we are hired to perform. PDS Propeller can provide a wide array of real estate services, some of which we have laid out above, such as Brokerage and Real Estate Consulting. In addition, Propeller can provide more unconventional set of services or partnerships, including: (1) Owner’s Representative (Construction Manager); (2) Developer-For-Hire and (3) Real Estate Developer.
OWNER’S REPRESENTATIVE or Construction Manager
As Owner’s Representative, Propeller is hired by a client to manage some or all of a particular real estate project for a fee. The Owner’s Representative gives advice to the client, which may involve the client working.
DEVELOPER-FOR-HIRE
Similar to an Owner’s Representative but more—a Developer-for-Hire is hired to act as a developer for the client’s real estate project for a fee, managing all aspects of the client’s real estate development project as if Propeller were the developer.
REAL ESTATE DEVELOPMENT
As a developer, Propeller would partner with a not-for-profit on a real estate development but would not provide client services. Propeller would act as the managing partner of a real estate development company that involved the non-profit either as a partner, buyer or lessee. Propeller would attract investors – including other not-for-profit investors—and Financial Institutions to participate the project and would be acting to serve the interests of such investors.
